Short answer: yes, but not in the way most articles on this subject claim, and the honest version is more useful than the sales version.
What the industry data actually says
The most-cited number in this conversation comes from the annual Cost vs. Value report, which tracks what remodeling projects return at resale. In the 2025 report, steel entry door replacement recouped 216% of its cost nationally — a $2,435 job returning $5,270 in resale value. It was the highest-returning project on the entire list, ahead of kitchens, baths and additions.
Now the caveat that most companies quoting that figure leave out: that study measures a standard builder-grade steel entry door replacement, not a custom wrought iron door. A custom door costs a multiple of $2,435, and there is no study showing that a custom door returns 216%. Anyone telling you otherwise is stretching someone else’s data over their own product.
What the number does prove is the underlying principle, and it is a strong one: the front door returns more per dollar than almost anything else you can do to a house. How far up the quality ladder that holds is a judgment call, not a published statistic.
There are two different kinds of value here
1. Appraised value
An appraiser does not have a line item for “iron door.” What they do is compare your house to recent sales nearby and make qualitative adjustments for condition and quality of finishes. A custom entry lands in that adjustment, alongside the kitchen and the flooring. It moves the number, but as part of an overall impression rather than as a receipt.
2. How fast it sells, and to whom
This is where the effect is much clearer and where agents will back you up. The entry is the first photo in the listing and the thing a buyer stands in front of while the agent works the lockbox. A custom iron entry signals that the house was maintained and invested in before anyone opens the door.
Time on market is money, and it is the part of “value” that never appears in an appraisal.
Where it matters most in Texas
The effect is not uniform. It is largest where the entry is the differentiator between comparable houses:
- Established neighborhoods with similar housing stock — Highland Park, Monte Vista, Tanglewood, Westover Hills. When five houses on the street have the same bones, the entry is what separates them.
- Master-planned communities in Frisco, Prosper, Katy and Cinco Ranch, where the builder gave everyone the same three elevations and the same front door.
- Higher-end homes where a builder-grade entry actively undercuts what is behind it. A $1.4M house with a $600 front door reads as a house where corners were cut.
Where it matters least — the honest version
If your house needs a roof, if the HVAC is failing, or if the kitchen is thirty years old, a custom entry door is not the highest and best use of that money. Buyers forgive a plain door on a well-maintained house. They do not forgive deferred maintenance behind a beautiful one.
We would rather tell you that than sell you a door at the wrong moment.
The part that is not about resale at all
Most of our clients are not selling. They are living in the house for another fifteen years, and the value is in what they walk through twice a day, in a door that does not need refinishing every three summers, and in an entry that is structurally secure rather than a hollow slab in a wood frame.
That is a different calculation than resale, and for a house you plan to keep it is usually the more honest one.
